Here are the questions I'd want you to ask any agent — including me. I'm confident in my answers, and you should be too before you commit.

With me, the answer is simple: me, every time. On a big team, ask whether the person you meet is the person who'll run your showings and negotiate your deal — often it isn't.

Ask for the comparable sales behind the number. A good agent shows you evidence; a weak one just gives you a figure they think you want to hear.

For sellers, this separates real agents from sign-in-the-yard agents. Ask about photography, video, digital reach and buyer database — and ask to see examples.

Ask how you'll reach them and how fast they respond. You deserve a direct line, not a queue.

A trustworthy agent explains compensation clearly and up front, and walks you through exactly how it applies to your situation.

The best proof is people who've been through it. Any agent worth hiring will happily connect you with recent buyers and sellers.
