No — lake access is residents-only, and only communities like Mahogany, Auburn Bay and Chaparral have it. It comes with an annual homeowners association fee, and some streets get better beach rights than others. I’ll tell you exactly which addresses swim and what the fees run.
Seton is the SE’s purpose-built downtown: the South Health Campus hospital, a landmark YMCA, cinemas, shops and restaurants, ringed by townhomes and condos. If you want walk-to-everything living without inner-city prices, it’s the first place I’d show you.
Honest answer: only if you’ll use them. Families who live at the beach all summer and skate all winter get incredible value; people who visit twice a year are paying for a postcard. I’ll walk you through the actual fees community by community so the math is yours.
The Green Line is planned to serve the southeast, but transit timelines in Calgary have shifted more than once — so my rule is simple: never buy on a promise. Buy the home that works for your life today, and treat future transit as upside, not a guarantee.
