Water

The well is the property

Flow rate, recovery, depth and water quality decide whether the home is comfortable or a project. A weak well is not a small problem — it caps how many people can reasonably live there. I want the well report, the flow test and the potability results before conditions come off, not a reassurance that “it has always been fine.”

Septic

Where does it go, and who signed off

Field, mound or holding tank — each has different cost, different maintenance and different rules about additions. I look for the permit, the installation date and whether the system was sized for the house as it stands today or as it was thirty years ago.

Access

Legal access is not the same as a road

Some parcels are reached by a registered easement across someone else’s land. Some sit on a road the county does not clear. In Alberta winters, who ploughs the last kilometre is a real question with a real annual cost attached to it.

Zoning

What you are allowed to build and run

County zoning governs shops, secondary residences, livestock and home businesses. Rocky View, Foothills and Bighorn all treat these differently. If the plan involves horses, an oversized shop or a second dwelling, that gets confirmed with the county before you write, not after.

Services

Power, gas, internet and the cost of distance

Natural gas is not universal out here, and running service to a new build is quoted by the metre. Rural internet has improved but still varies street by street. These are answerable questions — they just have to be asked before the offer, not after possession.

Covenants

The rules that came with the subdivision

Many of the best acreage communities carry restrictive covenants on building size, exterior materials, outbuildings and even fencing. They protect your value and they limit your plans at the same time. You should read them before you decide, and I will walk you through the ones that actually matter.
